Does the increased loan subsidy also apply in situations where one ASP saver is buying their first homoe and uses the ASP loan to purchase it, and the other ASP saver has already taken an ASP loan to purchase their first home but would transfer it to the new home in connection with the sale of the home?

THE NEW REGULATIONS ON THE ASP SYSTEM CAME INTO FORCE ON 1 JANUARY 2023. IN THE FUTURE, ASP INTEREST SUBSIDY MAY BE GRANTED AT 50% MORE THAN THE MUNICIPAL MAXIMUM PER APARTMENT IF TWO SAVERS PURCHASE AN APARTMENT TOGETHER. E.G. IN HELSINKI, THIS MEANS THAT THE MAXIMUM AMOUNT OF THE SHARED ASP INTEREST SUBSIDY LOAN IS EUR 322,500 (215,000*1.5).

DOES THE INCREASED LOAN SUBSIDY ALSO APPLY IN SITUATIONS WHEN ONE ASP SAVER IS BUYING THEIR FIRST HOME AND USES THE ASP LOAN TO PURCHASE IT, AND THE OTHER ASP SAVER HAS ALREADY TAKEN AN ASP LOAN TO PURCHASE THEIR FIRST HOME BUT WOULD TRANSFER IT TO THE NEW HOME IN CONNECTION WITH THE SALE OF THE HOME? IN THIS CASE, IS THE TOTAL MAXIMUM AMOUNT OF ASP LOANS FOR THE NEW APARTMENT 50% HIGHER?

The 50% increase also applies to situations in which one of the ASP borrowers transfers their existing ASP loan to a new home. The first home buyer must have saved at least 10 per cent of the purchase price on the ASP account for at least eight calendar quarters. They may receive a separate ASP loan for their own half, taking into account the amount of savings on the ASP account. The maximum loan amount is calculated by multiplying the approved savings of the ASP account by nine for a maximum loan amount of EUR 161,250 (322,500 divided by two).

The second buyer who has already used their ASP loan for the purchase of a first home can then transfer their ASP loan to their own half (but no more than 85% of the purchase price as this is no longer a first home).
